What should my minimum budget be?
It depends on what you’re looking for. Restoration projects can start as low as 20K and finished properties usually start around 300K minimum. We work with many different budgets and requirements.
Can you help with design and decoration?
Yes! We provide an art and antiques sourcing service, or we can introduce you to interior designers that best suit your needs.
What can Houselore do?
First, we have a video conversation to establish a clear understanding of your requirements. Then, we utlise our contacts to find you the best available historic properties on and off the open market.
We specialise in identifying historic properties that can provide sustainable income opportunities for individuals and organisations. We can advise on:
- restrictions in place due to preservation laws
- available tax credits and grants
- creative options for generating income
- projected income based on comparable properties
What are the fees?
We believe in pricing transparency. These are the only fees clients are expected to pay for our property finding services.
For Buyers: Retaining fee – £1,000 payable upon a search of up to 6 months commencing. This retaining fee is deductible from the success fee. Success fee – 1% of property purchase price, payable upon legal completion of the sale.
For Renters: Retaining fee – £500 payable upon a search of up to 3 months commencing. Success fee – equivalent to 1 month’s rent, payable upon signing the rental agreement.
