We’ll have an initial consultation with you in person or via video chat, so you can tell us exactly what you’re looking for in your future property.
When you’re ready to move forward on your property search with us, we’ll send over our paperwork with terms and fee confirmation via DocuSign.
Our Fees:
Buying: Retainer fee of £1,800 + 1.5% (inc. VAT) of the property purchase price upon successful completion.
Renting: One-time fee of 40% of the monthly rental price upon securing the property.
Based upon our initial consultation, we will identify the best properties for you. This includes properties off or pre-market , a major advantage of using a buying agent. We’ll also provide regular updates and notes on our Cloud-based platform for you to view.
We’ll initially view shortlisted properties and the surrounding areas to ensure they are suitable candidates. For clients unable to be present in person, live video tours are offered. Estate agencies are happy to accommodate multiple viewings by buying agents as we represent our client’s commitment to finding a property.
When you’re ready to make an offer, we’ll facilitate negotiations and work to achieve the best possible terms for you. We’ll also track communications between all parties involved in the transaction to ensure the process proceeds smoothly. If required, we are also able to recommend service providers who specialise in historic properties.
Success! Once contracts are exchanged and funds are cleared, you will be in possession of the property.

A buying agent is a real estate professional who acts solely in the interest of the buyer or tenant during the property search and transaction process. In contrast, estate agents and letting agents only work in the interest of the seller or landlord.
We usually work with clients who are domestic or international buyers seeking properties from £750k – £20m and tenants seeking properties from £1,500 -£15k pcm. We do work with clients who are looking to spend below or above this range.
No. Estate agents only act in the interest of the seller or landlord, not the buyer or tenant. While engaging a buying agent is not a requirement, proceeding without one will mean you do not have an agent acting solely in your interest during property searches, viewings, and transactions.
Yes! We are happy to conduct property searches, provide live video viewings, and facilitate paperwork for those relocating from further afield.
